Lutherville Station LLC seeks transit oriented development designation from Baltimore County

 Lutherville Station will intensely tie together residential, business and leisure spaces within an immediate walking distance of the Lutherville light rail station and multiple bus connections.

Lutherville Station LLC on Tuesday submitted an amended application to Baltimore County officials for a recommendation of a Transit Oriented Development designation.


As proposed, the TOD at Lutherville Station would include more than two acres of open space, an event lawn, a mix of retail and office space, 560 apartment units on a site zoned for more 1,300 units by right, and significant improvements to an existing transit hub for the State of Maryland and Baltimore County.


As envisioned, Lutherville Station will intensely tie together residential, business and leisure spaces within an immediate walking distance of the Lutherville light rail station and multiple bus connections.  Its proximity to an existing transit hub capitalizes on the state of Maryland and Baltimore County’s investments in transit and will provide many benefits, including:


  • Increased ridership and associated revenue gains for transit systems

  • Incorporation of public and private sector engagement and investment

  • Revitalization of neighborhoods

  • Economic returns to surrounding landowners and businesses

  • Congestion relief and associated environmental benefits

  • Improved safety for pedestrians and cyclists through non-motorized infrastructure.


The proposed TOD at Lutherville Station enjoys support from state and county administration officials and the development team continues to work with leadership at the Greater Timonium Community Council (GTTC) on a Planned Unit Development for the property. The Housing Expansion and Affordability Act, signed into law by Gov. Wes Moore earlier this year, allows for more than 1,300 housing units on the site.
